As a Service Technician III - HVAC, you will play a key role on the Property Management team by inspecting, troubleshooting, and repairing HVAC systems, as well as performing additional residential maintenance and repairs.  <li style="margin: 10px 0; line-height: 1.6;">Perform scheduled and unscheduled/emergency preventative maintenance, inspections, and repairs on electrical, plumbing, HVAC systems, appliances, water irrigation systems, and various residential elements such as stairs, gates, fences, patios, railings, flooring, roofing, and more.</li>
 <li style="margin: 10px 0; line-height: 1.6;">Diagnose and troubleshoot advanced issues and repair or replace defective HVAC equipment components.</li>
 <li style="margin: 10px 0; line-height: 1.6;">Report major repairs or replacements before any expenditure of funds.</li>
 <li style="margin: 10px 0; line-height: 1.6;">Continuously monitor property conditions and take immediate corrective action when unsafe conditions are identified.</li>
 <li style="margin: 10px 0; line-height: 1.6;">Conduct work in accordance with company policies, procedures, and all applicable state and federal regulations.</li>
 <li style="margin: 10px 0; line-height: 1.6;">Uphold all workplace safety standards and practices.</li>
 <li style="margin: 10px 0; line-height: 1.6;">Complete service requests in a timely and professional manner while maintaining regular attendance and punctuality.</li>

 <li style="margin: 10px 0; line-height: 1.6;">Minimum of 5 years’ experience in general service and maintenance (painting, plumbing, carpentry, electrical, drywall repair, etc.).</li>
 <li style="margin: 10px 0; line-height: 1.6;"><strong>Qualifications:</strong> EPA Certification Required.</li>
 <li style="margin: 10px 0; line-height: 1.6;">Minimum of 5 years’ experience providing routine maintenance, cleaning, inspection, and repair of warm air furnaces, air conditioners, duct distribution systems, water heaters, and associated systems.</li>
 <li style="margin: 10px 0; line-height: 1.6;">Must possess a valid driver’s license in the working state and maintain reliable transportation.</li>
 <li style="margin: 10px 0; line-height: 1.6;">Ownership of basic tools required for service in a residential environment.</li>
 <li style="margin: 10px 0; line-height: 1.6;">Available for on-call service, including weekends and evenings as needed.</li>
 <li style="margin: 10px 0; line-height: 1.6;">Ability to work under pressure, meet tight deadlines, and interact professionally with residents and vendors.</li>
 <li style="margin: 10px 0; line-height: 1.6;">Understanding of pertinent laws, EPA and OSHA regulations, and working knowledge of Microsoft Office and handheld devices.</li>
 <li style="margin: 10px 0; line-height: 1.6;">Ability to perform physical tasks including prolonged sitting, standing, climbing stairs, and lifting up to 50 pounds.</li>
