Job Description
Leasing and Marketing Manager
is a supervisory position grounded in the daily work to manage efforts and supervise / lead a Team of skilled personnel and subcontractors to complete the marketing, leasing, community relations and apartment turnovers for Spak Group and its sister companies. Some details of the job and its responsibilities include, but are not limited to the following:
Leasing Management:
- Greet prospective residents and create a personal connection while determining housing needs and preferences.
- Manage application process of each prospective resident
- Professionally present the community and apartments, explaining specific amenities, features and benefits; and answering questions and related concerns.
- Correctly complete all lease applications, assist with application verification, and notify prospective resident of results in a timely manner.
- Follow all Rental Access and Fair Housing protocols and rules and regulations.
- Prepare leasing reports on a quarterly basis
- Ensure the office, clubroom, apartment models, and "market ready" units meet Spak Group Standards.
- Assist in the preparation of move-ins such as apartment walkthroughs, preparing move-in gifts, preparing move-in packages (including keys, passes, etc.).
- Contribute ideas for improving resident satisfaction to the Brand Manager and Resident Service Manager
- Participate in monthly property renewal program with informative letters, friendly telephone calls, and/or other means of encouraging communication as needed to increase resident retention.
Marketing / Brand Management:
- Driving key strategic and tactical product management, market development, and product planning initiatives for the assigned brand(s).
- Analyzing market trends including potential opportunities and challenges, generating insights and co-leading the creation of the annual marketing plan based on input from cross-functional teams, external partners, and customers.
- Be accountable for assisting in sales / market forecasts (project Rents), managing advertising agencies, Advertising and Promotion budget and the development of relationships with external consultants and advertising agencies.
- Develop and execute brand growth strategies and tactics, including programs that target our specific Rental or Commercial demographic per development; present detailed tactical plans prior to implementation of programs; lead all aspects of tactical implementation, including timelines, creation of promotional materials, and training of internal stakeholders and field based professionals.
- Evaluate effectiveness of strategies and tactics, including development of program success metrics, evaluation criteria, feedback mechanisms and return-on-investment analysis.
- Interact with key internal stakeholders to ensure strategies and tactics are linked to achievement of critical business objectives
- Assume overall brand budget accountability. Develop and manage sales and promotional spend forecasts; Works with Finance and Brand Manager to monitor spending against budget/forecast.
- Develop relationships with key external partners (to include Non-Profit Housing / Social Programs and Organizations, Neighborhood Groups and Public Leadership) in order to maintain a thorough understanding of current market conditions and promote the Spak Group brand.
- Assist in marketing and Social Media advertising as directed by the Manager.
- Collect and manage tenant and prospective tenant information
- Manage and collect all reviews and social media branding
- Manage renewal, amendment and Lease management
Turnover Management:
- Coordinate and Supervise a Team of Technicians, labor personnel and sub-contractors to complete the work related to the job site and on-time as per the schedule conferred with the President, Vice-President, Operations Manager, and Resident Service Manager of Spak Management and KAPS Construction. On occasion, scheduling may include Construction Manager and Project Manager from KAPS Construction. Herein, collectively known, as the Team.
- Ensure that all Technicians follow, on a daily basis, the Assignments and Tasks of the Spak Group Standards of Performance and Warranty.
- Develop a detailed job site critical path work schedule based on Turnover / Move-In schedule in coordination with the Team to achieve the most effective utilization of staff, time, materials and equipment.
- Coordinate all Work Orders, material orders, payment paths and relevant oversight.
- Schedule sub-contractors upon approval from Operations Manager and/or Resident Service Manager.
- Assist in scheduling and obtaining estimates / quotes from sub-contractors
- Coordinate inventory controls on individual job sites, the ordering, coordinate payment (and cost savings), storage and safety of materials in storage for all work.
- Responsible for keys, locks, alarms (and systems) and door lock inventory at each site and for the company.
- Risk Mitigation management

Skills
- Ability to manage multiple projects of various size, complexity and stages of development, construction, and renovation.
- Strong time management, leadership, and decision-making skills with the ability to delegate and negotiate.
- Organization for day-to-day and long-term planning and execution, and to track and maintain complex schedules effectively.
- Strong attention to detail
- Excellent written and oral communication skills, including the ability to effectively communicate via written letter and Email.
Minimum Qualifications
- Minimum 1 - 5 years of experience working in marketing, social media management, property management and/or real estate sales, leasing and marketing
- Experience overseeing / managing multifamily and commercial development projects.
- Minimum 1 - 5 years of experience managing a team and subcontractors.
- Driver's License and Vehicle
Bonus Qualifications
- Bachelor's degree
- Experience with Philadelphia’s Eclipse System
- Experience with graphic design
- Knowledge of the Building Code and Regulation
- Realtor License / Real Estate License
- Property Management License / Certification
- Knowledge of How to Read Blueprints
- Project Management Professional (PMP) certification or Professional Engineer License
Salary and Benefits:
- Salary Range: commensurate with experience: $55,000 to $60,000 per Year
- 10 Days of Personal Time Off (PTO)
- A company owned computer purchased solely for Employee will be provided.
- Reimbursement for mileage, PPE (Personal Protective Equipment) and other expenses will be reimbursed as per Company policy
