Smartify Media Inc. is seeking a seasoned and visionary SVP of Operations & Real Estate with expertise in Field Services, Digital Signage Deployments, Real Estate, Procurement, Fabrication, and Ops.
Compensation: Full-Time Salary Position with Monthly Bonuses plus Employee Stock Option Plan
Salary: $100,000.00 - $175,000.00 per year
Location: Miami, New York (Hybrid)
The Senior Vice President (SVP) of Operations & Real Estate is a critical executive leader responsible for scaling, optimizing, and future-proofing the company’s operational platform and real estate portfolio within the digital out-of-home (DOOH) advertising ecosystem. This role oversees end-to-end field operations, asset deployment and maintenance, real estate strategy, landlord and municipal relationships, and operational performance across a geographically distributed digital signage network. Partnering with Sales, Technology, Finance, Legal, and Development, the successful candidate will drive operational excellence, disciplined growth, and maximum asset uptime and yield. Ultimately, this role directly shapes the company’s growth trajectory, competitive advantage, and long-term asset value.
Key Responsibilities
- Own day-to-day and strategic operations across the DOOH asset network, including installation, maintenance, monitoring, and decommissioning of digital displays.
- Drive best-in-class uptime, reliability, and service levels across all markets.
- Establish and continuously improve SOPs, KPIs, and operational dashboards to measure performance, cost efficiency, and asset utilization.
- Lead regional and field operations teams; build scalable organizational structures to support rapid growth.
- Oversee vendor management, including installers, electricians, network providers, and maintenance partners.
- Ensure operational readiness for new market launches, large-scale deployments, and technology upgrades.
- Develop and execute the company’s real estate strategy to support network expansion, densification, and long-term value creation.
- Identify, evaluate, and secure high-value sites through leases, licenses, easements, partnerships, and acquisitions.
- Lead negotiations with landlords, property owners, developers, REITs, and strategic partners.
- Manage lease economics, renewals, escalations, amendments, and terminations to optimize ROI.
- Maintain a balanced portfolio of short- and long-term site control aligned with growth strategy.
- Partner with Legal and Government Affairs to navigate zoning, permitting, and regulatory requirements across jurisdictions.
- Ensure compliance with local, state, and federal regulations, including safety, electrical, structural, and environmental standards.
- Anticipate regulatory risk and proactively develop mitigation strategies.
- Work with other departments to support ongoing client success and issue resolution.
- Own the operations and real estate budgets, including capex planning, opex control, and long-range forecasting.
- Collaborate with Finance on unit economics, site-level profitability, and investment prioritization.
- Support M&A diligence and integration related to asset acquisitions, site portfolios, or operational teams.
- Translate corporate growth objectives into executable operational and real estate roadmaps.
- Work closely with Sales and Revenue teams to align inventory availability, market coverage, and advertiser demand.
- Partner with Technology and Product teams to deploy new hardware, CMS platforms, data capabilities, and programmatic integrations.
- Coordinate with Marketing and Partnerships on flagship locations and strategic placements.
- Serve as a senior executive leader and culture carrier for the organization.
- Recruit, develop, and retain top operational and real estate talent.
- Foster a culture of accountability, safety, innovation, and continuous improvement.
Required Qualifications
- 12+ years of progressive leadership experience in operations, real estate, infrastructure, or media networks.
- Proven experience managing large, distributed physical asset portfolios.
- Demonstrated success negotiating complex real estate agreements and partnerships.
- Strong understanding of permitting, zoning, and regulatory frameworks across multiple markets.
- P&L ownership experience with a track record of cost control and operational efficiency.
- Exceptional leadership, communication, and stakeholder management skills.
Preferred Qualifications
- Experience in digital out-of-home (DOOH), out-of-home (OOH), telecom, utilities, EV charging, or similar infrastructure-heavy industries.
- Familiarity with digital signage hardware, networking, and monitoring platforms.
- Experience scaling operations in a high-growth or private-equity-backed environment.
- MBA or advanced degree in Business, Real Estate, Engineering, or a related field.
