Position Overview

Hayat Brown is a woman- and minority-owned national engineering and advisory firm that helps mission-oriented institutions advance objectives related to the management of their infrastructure and real estate assets. Our team brings a lifecycle perspective to the planning, design, construction, and maintenance of commercial and economic development projects. A bench of professional engineers assists clients with technical design, project and construction management – all with safety as our number one priority. A team of results-oriented advisors guides clients through each stage of the development process, from feasibility and financial structuring to transaction execution. Hayat Brown’s P3 | Infrastructure | Real Estate group serves public and institutional clients exclusively, protecting and advancing institutional interests through strategy development, transaction advisory services, and operations support.

We are currently seeking a Senior Financial Analyst to join our P3 | Infrastructure | Real Estate advisory group. The successful candidate will work in a management consulting capacity alongside early career analysts and senior executives to deliver innovative solutions to state, local, and higher education clients. Location: Washington, DC; St. Louis, MO; and Austin, TX. Hybrid work arrangements are available.

Key Responsibilities

  • Building and manipulating financial models, including real estate pro formas, to perform highest and best use analysis and project feasibility evaluations across various real estate asset classes.
  • Leveraging quantitative financial models to provide qualitative insights, including performing sensitivity analyses for decision makers.
  • Conducting fiscal impact and tax value capture analyses, such as tax increment financing and analysis for special assessment districts.
  • Validating developer capital uses and operating pro formas.
  • Monitoring capital market conditions to inform real estate financing and transaction recommendations.
  • Guiding the preparation of reports, written analyses, presentations, and other client deliverables.
  • Leading client engagements, including the preparation of client deliverables and managing overall engagement tasks.
  • Collaborating with external partners such as finance, design, and legal professionals to ensure high-quality deliverables.
  • Managing client relationships, including handling communications, schedules, and meeting coordination.
  • Actively marketing and selling the firm’s P3 and real estate services, as well as supporting proposals for new client opportunities.
  • Supporting the creation and updating of marketing materials.

Required Qualifications

  • Education: Bachelor's degree in real estate, finance, economics, or business required.
  • Experience Required: At least eight (8) years of experience in commercial, public sector, or higher education real estate OR 4-5 years of experience with an advanced degree.
  • Project management experience.
  • Experience in a highly collaborative, team-based setting.
  • Experience with real estate feasibility and economic impact analysis.
  • Strong experience in creating and analyzing development pro formas.
  • Experience in creating and analyzing real estate delivery and service solicitations.
  • Proficiency in intermediate to advanced Excel, including financial and real estate cash flow modeling.
  • Strong quantitative skills with a solid understanding of key financial concepts and metrics.
  • Proficiency in PowerPoint with an ability to integrate charts and financial storytelling components.
  • Excellent analytical and problem-solving skills.
  • Strong organizational and time management skills with the ability to prioritize multiple concurrent projects.
  • Effective written and verbal communication skills.
  • Ability to work independently and meet deadlines.

Preferred Qualifications

  • Education: MBA, Master of Real Estate, or Master of Finance strongly preferred.
  • Experience with public-private partnerships.
