As the Project Manager 1, you will provide overall direction and leadership for an entire project – or part of a larger, complex project – in collaboration with the Project Superintendent. You will manage the project’s operations and administration, build lasting relationships with clients, design teams, and subcontractors, and execute responsibilities in support of JE Dunn’s strategy, vision, and values.

Key Responsibilities

  • Leads the company’s safety culture by ensuring an injury‐free environment through personal commitment and mentoring.
  • Manages the JE Dunn prestart process.
  • Supports preconstruction activities including quantity takeoff, trade coordination, scope development and bid package preparation.
  • Plans and implements the buyout schedule, verifies pricing and scope, and manages subcontractor selection and subcontract issuance.
  • Oversees the submittal schedule setup, reviews and approves shop drawings and samples, and ensures timely return of approved submittals.
  • Coordinates with Logistics to obtain pricing on materials and equipment and works with risk management on bonding and subcontractor risk analysis.
  • Manages project stakeholders by coordinating communications among subcontractors, owners, field teams, design teams, and vendors.
  • Disseminates change requests to subcontractors, gathers pricing input, and prepares documentation for owner/architect approvals.
  • Leads various meetings including monthly project reviews, progress meetings, and Owner Architect (OAC) meetings.
  • Completes monthly subcontractor and owner pay application processes.
  • Develops and updates project schedules for preconstruction and construction activities using Lean principles, and monitors materials, labor, and procurement logs.
  • Identifies potential schedule impacts and facilitates mitigation plans.
  • Provides written documentation for decisions affecting budget, schedule, legal, quality, and safety standards.
  • Produces regular reports and analysis to communicate overall project status and profitability.
  • Prepares monthly cost and margin forecasts, participates in budget development, and monitors financial performance.
  • Leads the overall project closeout process using best practice standards and tools, ensuring completion of punch lists, financials, subcontracts, and warranties.
  • Interfaces with regional or company legal counsel as needed.

Required Qualifications

  • Demonstrated ability to perform work accurately, completely, and in a timely manner.
  • Effective verbal and written communication skills along with strong presentation abilities.
  • Proficiency in MS Office, project management, accounting software, required construction technology, and scheduling software.
  • Ability to apply Lean processes and philosophy.
  • Comprehensive understanding of construction management processes and documentation best practices.
  • Bachelor’s degree in construction management, engineering, or a related field, or equivalent relevant experience.
  • Minimum of 5+ years of construction management experience.
  • Valid and unrestricted driver’s license, ability to lift up to 25 pounds, and willingness to work non-traditional hours with potential travel and exposure to extreme conditions.
  • Proven ability to build lasting relationships and collaborate within diverse teams.
